If you are letting you will need an EPC aswell as a GAS CERTIFICATE

If you are letting to a local Authority you will need an EPC, NIC & GAS INSPECTION

Gas boiler servicing should idealy be carried out annualy but it is not a leagal requirement it is however a leagal requirement to have gas test, ie landlords gas inspection or gas safety record.
